Designed for the house, not pulled off a chart

A custom home deserves a custom system. For over twenty years, Griggs HVAC has designed and installed heating, cooling, and ventilation for custom homes across the Mid-South, working directly with homeowners, architects, and custom builders from the plan stage through final balancing. Every system starts with a room-by-room load calculation and a duct design built around your floor plan, so the mechanical work fits the architecture instead of fighting it.

We focus on custom homes specifically. We’re not a spec-home or subdivision contractor, and we don’t build to a price point. We build to industry standards or better, and we’re there for the house long after the builder has moved on.

What’s included

  • Load calculation and design. Manual J load calculation and Manual D duct design for every home, accounting for orientation, glass, ceiling heights, insulation, and how you’ll live in it.

  • Zoning and multiple systems. Separate thermostats for the bedroom wing and the living areas, or multiple systems for larger homes.

  • Equipment selection. High-efficiency heat pumps, dual-fuel, and ductless where it makes sense. As a Trane Comfort Specialist dealer, we offer every level of Trane equipment.

  • Fresh-air ventilation and humidity control. Standard on every Griggs custom home, because a tightly built new house needs it in this climate.

  • Coordination with your builder. Rough-in, inspections, other trades, and final startup. We’re comfortable being the mechanical contractor of record.

  • Warranty. 1-year workmanship guarantee, the manufacturer’s parts warranty, and 5 to 10 years of labor coverage on Trane equipment.

When to bring us in

Before framing is best

That’s when we can route ducts cleanly, place equipment where it’s serviceable and quiet, and make sure the mechanical design and the architecture agree. Further along? Call anyway; we’ve solved plenty of problems at rough-in.

Plans

We review the drawings with you, your architect, and your builder, and talk through how you’ll live in the house.

Design

Room-by-room load calculation, duct design, zoning, and equipment selection, all built around the floor plan.

Rough-in

Ducts, line sets, and equipment placed on the builder’s schedule, coordinated with the other trades and inspections.

Startup

Final startup and air balancing, so every room gets the air it was designed for from the first night.

Questions

New construction FAQs

Does Griggs design and install HVAC for custom homes?

Yes, we take pride in designing systems to fit the needs of every family and home. Griggs has designed and installed heating, cooling, and ventilation for custom homes across the Mid-South for over 20 years, working directly with homeowners, architects, and custom builders from the plan stage through final balancing.

When should the HVAC contractor get involved in a custom build?

At the planning stage, before framing. That’s when we can run the load calculation, design the duct routing and equipment locations around your floor plan, and make sure the mechanical design doesn’t fight the architecture: no soffits you didn’t plan for and no rooms that never get comfortable.

How is the system for a custom home designed?

Every Griggs custom-home system starts with a room-by-room Manual J load calculation and a Manual D duct design. We look at orientation, glass, ceiling heights, insulation, and how you’ll actually live in the home, then size equipment and ducts accordingly. It’s engineered for the house, not pulled off a chart.

Can a custom home have separate zones or multiple systems?

Yes. Larger homes usually benefit from either multiple systems or a zoned system with dampers and separate thermostats, so an upstairs bedroom wing and a downstairs living area can each be set the way you want. We’ll recommend the approach that gives you the best comfort and efficiency for the budget.

Do you work with my builder?

Yes. Griggs coordinates directly with your builder and the other trades on schedule, rough-in, inspections, and final startup. We’re comfortable being the mechanical contractor of record on a custom build.

What warranty comes with a new-construction system?

The same coverage as every Griggs installation: a 1-year workmanship guarantee and the manufacturer’s parts warranty, plus a 5-year labor warranty on standard Trane equipment and 10 years on Trane equipment above standard. Because we designed the system for the house, we stand behind how it performs, not just whether the parts work.
