HVAC Maintenance and Tune-Ups in Memphis and the Mid-South
Systems in the Mid-South work harder than almost anywhere in the country. Twice a year, we make sure yours is ready.
The cheapest service call is the one you never have to make
A Memphis air conditioner runs seven months a year in heat and humidity that would strain any machine. Most of the emergency calls we run in July are on systems that would have kept running with a spring tune-up: a weak capacitor, a clogged drain line, a refrigerant charge that had drifted low over three summers. Maintenance is how you catch those for the cost of a visit instead of the cost of a compressor.
An unmaintained system also runs at a higher amperage and takes longer to heat and cool the home, which shows up directly on your utility bill. Griggs has maintained Mid-South systems for twenty years, and we do it the same way we do everything: thoroughly, to industry standards or better, with the small things included.
What a Griggs tune-up includes
Spring (cooling)
We check and inspect the thermostat, filter, contactor, relays, capacitors, condenser fan motor, drains, pans, refrigerant level, condenser coil, and pressure switches; clean the condenser coil; then run and test the system.
Fall (heating)
We remove and clean the flame sensor; check the capacitor, safety circuits, blower motor, and inducer motor; inspect and clean the burners, chambers, blower wheel, drains, and pans as needed; change filters; then run and test the system.
The Griggs maintenance plan
Most manufacturer warranties require documented annual maintenance to stay valid, so the plan protects the warranty as well as the equipment.
First system
Or $18 a month. Both seasonal tune-ups included.
Each additional system
Or $16 a month, per system at the same address.
Off billable repairs
Plus 5% off new system installs for plan members.
Priority scheduling
Members move to the front of the line when a heat wave hits and everyone’s calling at once.
When to schedule
March through April for cooling, October through November for heating. Booking ahead of the season means we catch problems while parts are easy to get, and you’re not waiting behind the whole neighborhood the first week of June.
Maintenance across the Mid-South
We run seasonal maintenance throughout the Memphis metro area, including East Memphis, Midtown, and Central Gardens, and in Germantown, Collierville, Arlington, Atoka, Brighton, Covington, Somerville, Whiteville, and Ripley, TN; Hernando and Horn Lake, MS; and West Memphis, AR. Maintenance & tune-up FAQs
How often should I have my HVAC system serviced?
Twice a year: once in spring before the cooling season and once in fall before the first cold snap. Memphis systems work harder and longer than in most of the country, so skipping tune-ups shortens equipment life and shows up in your electric bill.
What does a Griggs tune-up include?
In spring we check the thermostat, filter, contactor, relays, capacitors, condenser fan motor, drains, pans, refrigerant level, condenser coil, and pressure switches, clean the condenser coil, and run and test the system. In fall we clean the flame sensor; check the capacitor, safety circuits, blower motor, and inducer motor; inspect and clean the burners, chambers, blower wheel, drains, and pans as needed; change filters; and run and test the system.
Do you offer a maintenance plan?
Yes. The Griggs maintenance plan includes both seasonal tune-ups, priority scheduling, 10% off billable repairs, and 5% off installs for $140 a year for one system and $110 for each additional system at the same address. We also offer monthly payments of $18 a month for the first system and $16 a month for each additional system.
Does regular maintenance really extend the life of my system?
Yes. A well-maintained system in the Mid-South typically lasts 15 years or more; a neglected one often fails in 10. Many manufacturer warranties also require documented annual maintenance to stay valid, so tune-ups protect the warranty as well as the equipment.
When is the best time to schedule a tune-up in Memphis?
March through April for cooling and October through November for heating. Scheduling ahead of the season means you avoid the rush when everyone’s system fails the same week, and many problems get caught while parts are easy to get.
How often should I change my air filter?
Every 1 to 3 months depending on the filter type, whether you have pets, and how much pollen is in the air. Memphis springs are rough on filters. A clogged filter is the single most common cause of the service calls we run.
Is a maintenance visit worth it on a newer system?
Yes. Modern HVAC systems are precise, high-efficiency machines, and a minor refrigerant or airflow issue can quietly cost you money and longevity from year one. An unmaintained system runs at a higher amperage and takes longer to cool and heat the home, directly causing a higher utility bill. Annual maintenance also keeps the manufacturer’s warranty valid when claims are needed, which can save you thousands.
